Why Mission homes have Poly B, and why the hill matters

Poly B was the go-to supply pipe in Canada from roughly 1978 to 1997 and went into most Mission homes built in that stretch. It left the plumbing code in 2005 because it gets brittle and fails with age, heat and pressure.

Mission has two things working against old Poly B. First, the water: it comes mostly from Norrish Creek, a treated, chloraminated surface source run by the Abbotsford-Mission commission, and treated surface water is harder on aging pipe than gentle groundwater. Second, the terrain: hillside homes have long vertical runs, so a hidden leak can travel down through finished floors before anyone notices.

How to spot Poly B

Grey flexible pipe about the thickness of a marker, joined with crimp rings and often stamped PB2110. Check at the hot water tank, under sinks, and where the lines enter the walls between floors.

Rural and well-water homes

Which Mission neighbourhoods are most likely to have Poly B?
Cedar Valley, Hatzic, Silverdale, Ferndale and the hillside streets above Mission City core are full of late-80s and 90s homes built with Poly B. Rural properties out toward Stave Falls and Steelhead often have it too, frequently on well water. Poly B left the plumbing code in 2005. Look for grey pipe stamped PB2110 at the hot water tank.
Does Mission's water make Poly B worse?
Mission's water comes mostly from Norrish Creek, a treated surface-water source that is filtered and chloraminated through the Abbotsford-Mission Water and Sewer Commission, the same system that serves our Abbotsford base. Treated surface water carries disinfectant through the lines, and over decades that is harder on aging Poly B than gentle groundwater. Combine that with 30-year-old pipe and the failure risk climbs.
My home is on a hillside with multiple levels. Does that matter?
It does, and it is common in Mission. Multi-level hillside homes in Cedar Valley and Hatzic have longer vertical pipe runs and more places for a hidden leak to track down through finished space before you see it. Do I need a permit to replace Poly B in Mission?
