Poly B Replacement Kelowna & the Okanagan
If your Kelowna home was built between 1985 and 1998, there is a high probability poly B is still behind your walls. The Okanagan’s residential building boom through the late 1980s and early 1990s put polybutylene pipe into thousands of homes across Kelowna, West Kelowna, Lake Country, Peachland, and Summerland — and those systems are now 28 to 40 years old.
The Poly B Plumbing Guys provide fixed-price poly B replacement throughout Kelowna and the Okanagan. Our Red Seal certified plumbers handle the complete job from start to finish: pipe removal, PEX installation, drywall patching and texturing, paint matching, and permit. One crew. One fixed price. One invoice.
Poly B in Kelowna Homes: What the 30-Year Mark Means
Poly B in Kelowna Homes: What the 30-Year Mark Means
Poly B was installed across Kelowna’s residential neighbourhoods from 1985 until 1998, when manufacturers discontinued it. Communities built heavily during this window include Rutland, Glenmore, Springfield/Spall, the lower Mission, Dilworth, and much of West Kelowna and Lake Country. If your home is in any of these areas and has not been repiped, it warrants an inspection.
Polybutylene has an expected service life of 10 to 25 years under typical Canadian water conditions. The oldest Kelowna systems are now past 40 years — well beyond that range. Even homes at the younger end of the installation window are now approaching 30 years and entering the period when failure risk rises significantly.
The challenge with poly B is that degradation happens from the inside out. A pipe that looks intact from the outside can be severely compromised internally, with micro-fractures growing with every pressure cycle. There is no way to assess the condition of your poly B without removing it. Waiting for a visible leak means waiting for water damage that has almost certainly already been developing inside your walls.
Kelowna’s water supply adds a specific local risk factor. Okanagan water is chlorine-treated and moderately hard — both conditions that accelerate the internal breakdown of polybutylene compared to softer water markets. Kelowna poly B systems may be further along in their degradation curve than similar-age systems in other Canadian cities.
Why Kelowna Insurers Are Flagging Poly B Now
BC insurers — including Intact, Wawanesa, and Economical — have been accelerating non-renewals and mid-term cancellations for Kelowna and Okanagan homes with confirmed poly B. The combination of aging pipe stock, Okanagan water chemistry, and a sharp increase in insurer awareness of polybutylene failure rates has made this a growing and urgent issue for Central Okanagan homeowners.
If your renewal notice includes a poly B replacement condition, you typically have 30 to 60 days to provide documentation before your policy lapses or rates increase substantially. Many Kelowna homeowners contact us directly after receiving this notice — it is the most common reason people call.
We provide two documents after every completed job that BC insurers require:
- Certificate of Completion confirming all poly B has been fully removed and replaced
- Copy of the closed permit from the City of Kelowna or the relevant municipality
These two documents together satisfy every BC insurer we have encountered. Most clients receive confirmation from their broker within days of submitting them. If your insurer has a specific documentation requirement, let us know before we begin — we will make sure the paperwork matches what they need.
What’s Included in Every Kelowna Poly B Replacement
Every fixed-price quote from The Poly B Plumbing Guys covers the complete scope of work. There are no add-ons after the fact.
- Full removal of all poly B supply lines throughout the home
- Installation of PEX-A or PEX-B with brass fittings at all connections
- Pressure testing of the completed system before we leave
- Drywall patching and mudding at all access points
- Ceiling and wall texture restoration matched to your existing finish
- Colour-matched paint: primer plus two coats of premium latex
- Job-site cleanup — floors protected throughout, debris removed
- Certificate of Completion and closed permit copy for your insurer
We do not bill hourly. If we open a wall and find additional poly B that was not visible during the walkthrough, we address it — no change orders. Drywall restoration is included in every Kelowna job, not treated as an optional extra.
Poly B Replacement Cost in Kelowna
Kelowna replacement costs sit between Alberta pricing and Metro Vancouver due to regional labour rates and the nature of Okanagan housing stock — which skews toward detached homes and townhomes rather than high-density strata.
| Home Type | Estimated Cost |
|---|---|
| Condo or strata unit (under 1,000 sq ft) | $5,500 – $8,000 |
| Townhome or smaller detached (1,000–1,600 sq ft) | $8,000 – $11,000 |
| Standard detached home (1,600–2,400 sq ft) | $10,000 – $15,000 |
| Large home or acreage property (2,400+ sq ft) | $14,000 – $20,000+ |
All figures include full poly B removal, PEX installation, drywall restoration, texturing, and paint. The quote you receive before work begins is the price you pay.
Key cost variables for Kelowna homes specifically:
Finished basements. Kelowna’s housing stock includes a high proportion of fully finished walkout basements — particularly in hillside communities. Finished drywalled ceilings require more access points and more restoration work than open utility spaces. This is included in your fixed price regardless.
Acreage and rural properties. Homes in the surrounding Okanagan on larger lots sometimes have extended pipe runs to outbuildings or secondary suites. We assess these during the on-site quote and price accordingly.
Strata coordination. Kelowna’s growing condo and townhome market sometimes requires advance coordination with strata councils or property managers to schedule water shutdowns. We handle this communication as part of the project — contact us early if your building has specific access requirements.

We believe in the old-fashioned way of doing things. Do a great job, and get paid when the job is done. It’s reassuring for our customers. You can count on our complete commitment to doing the job the right way.
When you reach out to our team, we schedule an on-site visit with you in your home. Our expert will walk through what to expect with our service. You can expect to receive a detailed quote within 24 to 48 hours of our attendance, at no charge to you.
2. Protection
Before we start the Poly B removal process, we want to protect your home from any potential construction damage. We ask that you remove as much furniture and personal belongings out of the work areas as possible. At that point, Poly B Plumbing Guys will take the necessary measures to protect your floors and remaining furniture to minimize potential damage while your home is under construction.
3. Dust Control
We know how important it is to keep your home clean and comfortable during your poly b replacement. That’s why we go the extra mile to reduce dust every step of the way. We protect your floors with durable coverings, seal off work areas with poly barriers, and use HEPA filter vacuums along with dust-reducing cutting tools. Our goal is to keep the dust contained, protect your home, and give you peace of mind while we work.
4. Removing Existing Poly B Plumbing and Drywall
Our Red Seal certified plumbing technicians take pride in providing a professional and worry-free experience when replacing your home’s Poly-B piping. We carefully remove the old piping and install industry-leading pipes and fittings that meet the highest standards of the National Plumbing Code of Canada. To make the process simple for you, we handle all necessary permit applications and inspection requests. When cutting access holes, we do so with the next steps in mind, ensuring the best possible opportunity for a seamless, blemish-free finish once the work is complete.
5. New Drywall and Paint Installation
After your old Poly B pipes are replaced, we’ll make sure your walls and ceilings are put back together beautifully. Our team handles new drywall patches, smooths everything out, and blends ceiling texture where needed. To complete the job, we colour-match your existing paint and apply primer along with two coats of premium latex paint. Many of our clients also choose to repaint entire walls for a crisp, seamless look, and we’re happy to provide that service too. The result? A clean, polished space that looks as though the pipes were never touched. In fact, many of our reviewers say they can’t even tell we were there.

What our customers say about us

To each and every one of you — thank you so much!

From start to finish, the team at Poly B was absolutely outstanding. They handled the full scope of the work, including cutting into our walls and ceilings to access the old pipes. Most impressively, they repaired and repainted everything so well that you can’t even tell they were here.
Their professionalism, communication, attention to detail, and quality of work gave us peace of mind during a stressful situation, and we were very impressed by how quickly they got the job done. I would highly recommend Poly B Plumbing Guys to anyone needing a Poly B replacement or any major plumbing work!

They replaced the manifold board and installed new manifolds with individual shut-offs, which proved incredibly helpful during my bathroom renovations. I also had them rework some piping to eliminate unsightly sagging tubes in the basement storage area.
I’m extremely pleased with the final result — not only the plumbing, but also the drywall and painting. Stephen was great to work with; professional, responsive, and committed to making sure everything was done right. I’m glad I chose POLY B and would recommend them without hesitation.
After showing the final results to my neighbours two have since signed up and completed their plumbing and two others are pending quotes
Thanks Poly B Guys

From the very first interaction with Stephen the owner, we felt we were in good hands! He gave us a quote & booked us a start date.
Adam arrived on the Monday morning & placed floor protection over our carpets & floors anywhere the crews would be working. Tuesday morning the plumbers, Sebastian & his partner Alex arrived. After bringing in their equipment, they shut the main water off around 7:30 a.m. & got to work! Boy do those 2 guys work hard WOW 😮. By 3:00 p.m. they had the water back on! Wednesday morning Terry the drywaller arrived and got to work putting back the drywall that the plumbers had to cut out in order to put in the new pipes. He is an amazing tradesman! 😊 You cannot tell where any repairs were done! He also did all the texturing of the ceilings where they needed access. His wife even came on the last day to help him & she also does most of the cleanup! They left my home very clean, I hardly had any dust! He has to put 3 coats of mud so it takes a few days but it was well worth the wait! Then the painters, Richard & his partner ( I am so sorry but I forgot your name) arrived the following Wednesday morning. They were done by noon & we now have our home back and worry free in regards to any potential breakage or leaks! In total, it only took 9 days, start to finish.
When we received our invoice, it was exactly the amount that Stephen quoted us, no hidden fees!
If you are looking to have your poly b piping replaced, do not hesitate to hire The Poly B Plumbing Guys! They treat your home like it was theirs!
Thanks again to the whole crew, you are ALL AMAZING and we couldn't be happier 😁

Ask Us Anything About Poly B Replacement
Yes. Many BC insurance providers are actively cancelling or refusing to renew coverage on Kelowna homes that still contain Poly B piping. Okanagan water chemistry — particularly chlorine levels used in municipal treatment — accelerates pipe degradation, which has made insurers in the region increasingly aggressive about requiring replacement before renewal. If your insurer hasn't flagged it yet, your next renewal cycle may be the trigger.
Most Kelowna homeowners pay between $8,000 and $15,000 for a full Poly B replacement, depending on home size, accessibility, and whether drywall restoration is included. The Poly B Plumbing Guys provide fixed-price quotes after an in-home assessment — no hourly surprises. Kelowna condos and townhomes in the Okanagan typically fall on the lower end of that range due to smaller square footage.
Check exposed pipes under sinks, near your water heater, or in your mechanical room. Poly B pipe is typically grey, occasionally blue or black, and stamped with the code "PB2110." Homes built in Kelowna between 1985 and 1998 have the highest likelihood of containing it — the construction boom years in the Okanagan coincided directly with peak Poly B installation across BC.
A full whole-home Poly B replacement in Kelowna typically takes two to four days depending on home size and layout. The Poly B Plumbing Guys operate with a single dedicated crew — no subcontractors — which keeps the timeline tight and the quality consistent. Drywall patching, texture matching, and repainting are included, so your home is move-in ready when the crew leaves.
Not legally required, but practically unavoidable. Kelowna buyers' home inspectors flag Poly B on every report, and most BC lenders and insurers will condition financing or coverage on its removal. Sellers who replace before listing eliminate the negotiation, avoid price reductions, and move faster — especially in the Okanagan market where buyers are often out-of-province and less willing to take on a known liability.
